September 2026 Housing Market Update: What’s Happening in the Kootenay & Boundary?
September is here! 🍂 And while the temperatures may be starting to cool down, the Kootenay & Boundary real estate market continues to show plenty of activity.
As we head out of summer and into the fall market, buyers and sellers are asking the same question: What is the market doing, and is now a good time to make a move?

🏡 The Kootenay Market Continues to Show Strength
According to the latest available statistics from the Association of Interior REALTORS®, the Kootenay & Boundary region recorded 318 residential sales in July 2026, an increase of 2.6% compared with July 2025.
Even more encouraging, July sales were slightly ahead of June's 312 sales, showing continued activity through the summer months.
The region also saw 518 new listings come to market during July, while total active inventory reached 1,940 listings.
That means buyers have more properties to consider, but demand continues to absorb inventory — creating a market that remains active rather than one where listings are simply piling up.
💰 What Are Home Prices Doing?
The benchmark price for a single-family home in the Kootenay region reached $640,700 in July, representing a 5.0% increase year-over-year.
For comparison, the benchmark was $634,000 in June and $615,700 in May.
While real estate can vary dramatically from one community — and even one neighbourhood — to another, these numbers show that values across the broader Kootenay region have remained resilient heading into the fall.
🍂 What Does the Fall Market Mean for Sellers?
